Construction Manager and Owner’s Rep – Ultra-Luxury Residential Projects
Location: Miami-based preferred; East-Coast based possible for exceptional candidates; frequent travel to New York, West Virginia, Hawaii, and other U.S. locations required – up to 70% travel

Position Overview
We are seeking an elite Construction Manager to lead ground-up builds and high-end renovations across a portfolio of ultra-luxury private residences for a highly discerning UHNW individual. Projects span Miami, New York, West Virginia, and Hawaii, typically managing multiple simultaneous multimillion-dollar projects.
The Construction Manager will act as the Owner’s Representative, overseeing preferred architects, designers, and contractors, ensuring projects are delivered on time, on budget, and at the highest level of design and craftsmanship — comparable to five-star luxury hospitality standards.
The ideal candidate must have a strong eye for design, experience implementing project management and budget-tracking systems, and deep expertise in smart-home technology and high-spec building systems. This role will evolve alongside the Principal’s long-term vision, with potential growth into a Head of Development or VP-level role.
Key Responsibilities
– Project & Construction Oversight
– Manage four concurrent construction and renovation projects across multiple states
– Develop project budgets by combining conceptual estimates with detailed subcontractor/vendor pricing
– Analyze and manage budget reports throughout the project lifecycle to ensure financial adherence
– Create, update, and implement a Master Project Schedule (using software like MS Project, Gantt charts, or similar)
– Ensure timely delivery, budget compliance, and proactive issue resolution
– Conduct regular site inspections, manage on-site safety protocols, and enforce OSHA compliance standards
– Owner Representation & Design Execution
– Serve as the Principal’s direct representative, enforcing vision, quality, and standards
– Collaborate closely with preferred architects and world-class interior designers to deliver flawless design execution
– Make confident aesthetic and design-aligned decisions independently when needed
– Vendor & Contract Management
– Select, negotiate, and manage top-tier GCs, subcontractors, engineers, and consultants
– Draft and negotiate contracts, oversee contractual obligations, and proactively mitigate risk
– Lead weekly progress meetings, maintain accountability for performance, and ensure deliverables meet or exceed expectations
– Technology & Smart-Home Systems Integration
– Oversee installation and integration of sophisticated smart-home systems, including:
– Structured cabling and network backbone installations
– Crestron and Savant automation systems (lighting, shading, A/V, climate control)
– Lutron lighting and shade systems
– High-end residential audio (AVB, Dante networks) and security systems
– Coordinate with AV/IT integrators to ensure commercial-grade performance and reliability
– Procurement, FF&E, and Logistics
– Oversee procurement and white-glove installation of luxury fixtures, finishes, furnishings, and FF&E
– Coordinate long-lead items and global logistics to mitigate delays
– Work alongside interior designers and purchasing agents to maintain project schedules
– Permitting & Compliance
– Manage permit expediting, inspections, and regulatory compliance in multiple jurisdictions
– Coordinate with regional expediters and consultants to streamline approvals
– Post-Completion Transition
– Manage punch lists, warranty tracking, and maintenance planning
– Coordinate smooth turnover to Director of Residences and Chief of Staff for ongoing property management
– Discretion & Reporting
– Maintain strict confidentiality regarding all personal, property, and project details
– Deliver concise, high-impact weekly reports to the Estate Director and Principal, surfacing critical decisions and status updates
Qualifications
– 10+ years’ experience managing ultra-luxury residential, boutique hospitality, or top-tier commercial construction projects
– Proven track record delivering complex multimillion-dollar projects on time and within budget
– Sophisticated design fluency with the ability to make independent aesthetic decisions that reflect the Principal’s high standards
– Deep knowledge of high-end building systems, premium materials, and luxury-level construction execution
– Expertise in project management and construction technology platforms (e.g., Procore, Buildertrend, MS Project, CoConstruct, or custom Excel-based solutions)
– Advanced knowledge of smart-home systems including structured cabling, Crestron, Savant, Lutron, AV/IT systems, and integrated security
– Exceptional leadership, communication, and organizational skills
– Bachelor’s degree in Construction Management, Architecture, Engineering, or a related field preferred
– Experience acting as an Owner’s Representative is highly desirable
– Willingness and ability to travel 50–70% of the time, depending on project phase
Project Scope
– Concurrent projects typically range from $5M to $25M+ each in construction value
