The individual we are looking for must be a hands-on operator and demonstrate exceptional technical knowledge, skills and experience in very sophisticated and complex commercial-grade mechanical systems and equipment, while enjoying being part of a service-oriented collaborative team.
This Facilities and Systems Technician (Engineer) will play a key role in supporting the estate’s technical and mechanical infrastructure, working directly with the facilities manager, estate team, family office, service providers, vendors and consultants to coordinate and assume responsibility for maintaining the functionality, safety and aesthetic integrity of the estate’s facilities. A strong understanding of energy efficiency and net zero operations is essential. This role plays a critical role in day-to-day property operations and readiness interacting with numerous internal and external contacts, including family members, family office personnel, property staff, contractors, vendors, consultants, and counsel as needed.
The ideal candidate is proactive, technically skilled and detail-oriented while always operating with a high level of care, discretion and precision. This is a full-time position and requires flexibility for longer hours and weekends, as needed. This role will report to work at an office on the main property and will include travel to other properties within the portfolio on a periodic basis and, more frequently, as special projects or needs require.
General responsibilities:

• Triage issues and service requests in real time
• Liaise with family office and security team on design, installation, functionality, maintenance and upgrades of all emergency protocols
• Collaborate with estate management, the family office and external experts to ensure each property is in compliance with all governmental laws, ordinances and regulations
Estate Operations:
• Take ownership of commissioning, developing protocols, maintaining documentation and providing support for the following:
- HVAC systems
- Pool and spa systems
- Geothermal systems
- Power systems
- Specialty systems
- Building automation, control and management systems
- Emergency systems
- Energy efficiency and net zero initiatives
• Inspect all mechanical systems and equipment on a daily and as needed basis and maintain regular communications with team members, contractors and others to stay up to date on commissioning, operational and service requirements in alignment with net zero goals
• Partner with facilities manager, estate manager, consultants and vendors in developing, deploying and maintaining a schedule of regular operational checks to be performed on daily, weekly, monthly, quarterly, semi annual, annual and seasonal basis at the respective properties
• In collaboration with facilities manager, family office and consultants, develop, deploy and monitor accurate maintenance schedules for all systems at each property, including establishing appropriate service contracts
• Work with the estate and technology team to understand and ensure proper functionality, training and documentation of the operation, repair, warranties, and routine maintenance required for all systems, structures and equipment at the properties
• Source, lead and oversee vendor relationships to assist in maintaining seamless operational functionality of all systems and equipment
• Provide a regular project tracking report to facilities manager including work planned, work in progress and work recently completed
• Quickly identify problems and ensure expectations are appropriately set and addressed in a timely fashion
• Perform quick fixes under pressure, while resolving root causes with a systematic, methodical approach to find a permanent solution
• Notify facilities manager, estate manager and family office of any emergency issues, including unsafe or hazardous conditions or repairs
• Serve as a point of contact for system and equipment alarm notifications and respond as needed in a timely manner
• Participate in emergency planning as needed
• Work alongside the facilities manager, IT and AV team in the integration and functionality of smart home technologies and automation systems
Qualifications:
• 4+ years of hands-on experience in residential or commercial facilities maintenance, ideally in high-end settings with operational knowledge of complex commercial-grade systems and equipment
• Broad knowledge of facilities systems, equipment and operations including, but not limited to:
- HVAC systems (heat pumps, VRFs, dehumidifiers)
- Pool and spa systems (circulation, filtration, treatment)
- Geothermal systems (loops, wells, fields) o Power systems (generators, ATS, UPS, solar panels)
- Specialty systems (elevators, aquariums, wine cellars, saunas, etc.)

• Comfortable with tools, equipment, basic repair work, and system diagnostics
• Tech-savvy; able to interface with IT team, use mobile apps, maintenance tracking software, smart-home interfaces, and project management platforms

• Intermediate to advanced skills in Windows 10/11, MAC OS, iOS, LAN/WAN Networking, Microsoft Office suite and familiarity with Apple technology and project management software
• An understanding of contracts and warranties and an ability to collaborate with various relevant external stakeholders
• General Building and/or Engineering expertise, CEM, BOC, EEP, LEED GA/AP and ICC Combination Inspector licenses/accreditation are desirable; Note: This is a technical role that involves the hands-on operation and maintenance of complex estate systems. It does not require Professional Engineer (PE) licensure, and the title "Engineer" (where used) refers to the technical nature of the work, not a licensed engineering designation.
