We are seeking a dedicated and trustworthy Property Caretaker to manage and maintain a private estate in Nashville, TN. This is a unique opportunity for a professional who values discretion and has a strong background in property management, hospitality, or maintenance. The ideal candidate will be proactive, detail-oriented, and able to handle a variety of tasks to ensure the property's pristine condition.

Key Responsibilities:

  • Monitors and maintains the grounds including lawn care, landscaping, irrigation, and outdoor upkeep.
  • Creates and maintains a very hospitable atmosphere ensuring all family, guests, and visitors always have a relaxing and enjoyable stay.
  • Ensures the home is well stocked prior to all visits and assist with meal prep, ground transportation, and cleaning.
  • Keeps the property in good repair including minor repairs and maintenance tasks as needed.
  • Monitors and maintains in good working order all systems and appliances such as heat, air conditioning, hot water, kitchen appliances, Co2 and smoke detectors, fire extinguishers, etc.
  • Acts as the primary point of contact for any outside vendors or contractors who need to perform work on the property and schedule accordingly.
  • Maintains all vehicles on property and always keeps in “ready” status.
  • Assists in taking care of family pets as needed.
  • Monitors and maintains inventory of cleaning and maintenance supplies.
  • Maintains emergency and evacuation plans for the property.
  • Ensures the property is always secure. Performs regular security checks and responds to any security breaches.
  • Creates and maintains a list of all equipment on site as well as the maintenance schedule for all equipment including but not limited to mowers, trimmers, recreation vehicles etc. 
  • Creates and maintains a list of all vendors and sub-contractors working on property.
  • Enforces signing of NDA’s and Hold Harmless waivers from all property visitors and vendors.
  • Ensures the house is in “ready” status at all times for principals and or visitors and guests.
  • Prior to visits, stocks the household with necessary items to include groceries, special request items, etc.
  • Creates and maintains Property Project Priority List with project details, estimated timeline of completion, and budget/ forecast tracking. Sends to Chris Sherrer monthly for his consolidated roll-up report to owners.
  • Maintains and schedules service on all camera systems, internet systems, and gaming systems as well as keeps updated software on each as needed.
  • Sets and maintains schedule for all pool, hot tub, spa, sauna equipment maintenance, cleaning, and service on site.
  • Notifies the Head of Security of any and all suspicious activities throughout the property.       

Qualifications:

  • Two to three years of experience in property management, caretaking, or a related field, particularly in high-end or luxury settings.
  • Discretion and integrity are paramount; experience working with high-net-worth individuals is a plus.
  • Valid driver’s license is required.
  • Must be able to live full-time on property
  • Ability to read, analyze, and interpret instructions and manuals.
  •  Ability to respond to common inquiries or complaints from staff, vendors, and guests.
  • Ability to effectively present information to management and guests.
  •  Ability to interact clearly and effectively, in both written and oral communication, with management, staff, guests, vendors, etc.
  • Proficient in personal computer skills including electronic mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc. This role requires an average knowledge of Microsoft Office.
  • Basic knowledge of home maintenance, including plumbing, electrical, and landscaping.
