Job Description:

We are seeking a hands-on, tech-savvy Property & Operations Manager (live-in, preferred) to oversee the daily operations, smart home systems, and ongoing upkeep of a private luxury property in St. Helena, CA. This position requires someone who is highly motivated, results-driven, and detail-oriented, with the ability to manage both advanced home technology and hands-on property maintenance

Key Responsibilities:

Property Oversight & Maintenance

  • Conduct daily walkthroughs to ensure the property is clean, safe, secure, and guest-ready
  • Perform hands-on property repairs and upkeep including light carpentry, minor plumbing, landscaping, painting and seasonal maintenance of estate amenities (e.g., pizza oven, mosquito control systems, outdoor gym, organic gardens and orchard, bocce court, and paintball setup)
  • Maintain all structures including the main residence and outbuildings in pristine condition

Systems & Technology Management

  • Manage, monitor, and troubleshoot advanced home systems, including:
    • Mechanical: HVAC, heated floors, pool and spa systems, fountains, and koi pond
    • A/V and Smart Home: Lutron lighting, automated shades, Sonos audio, Alexa integration, IoT network, and UniFi networking systems
    • Access & Security: August smart locks, smart relays, UniFi Security and Access, and other automation tools

Vendor Coordination & Project Support

  • Supervise on-site vendors and  provide direction on ongoing projects
  • Report to the Estate Manager with clear updates on project and vendor performance
  • Draft professional communications and project summaries for stakeholders

Animal Care

  • Provide daily care for two on-property dogs, including feeding, collar changes, basic training, and wellness checks
  • Support light maintenance and feeding of koi pond and chickens housed in a luxury coop

Inventory & Household Support

  • Track and manage household supplies, tools, groceries, and snack inventory
  • Ensure all vehicles (cars, ATVs) are clean, fueled/charged, and properly maintained
  • Research and recommend purchases for household and operational needs

Hospitality & Principal Support (Approx. 4 Months/Year)

When principals are in residence, the Property & Operations Manager will provide direct, hands-on service and hospitality support, including:

  • Preparing and serving light meals and beverages
  • Performing light cleaning and upkeep of both interior/exterior spaces
  • Driving principals to local dinners or outings
  • Maintaining a seamless, guest-ready environment throughout their stay – providing white-glove service and anticipating needs proactively

Requirements:

  • Minimum 2 years of experience in property management, household management, or operations/project management
  • Strong technical aptitude and experience with smart home technology and mechanical systems
  • Excellent time management, communication, and organizational skills
  • Self-starter with the ability to work independently and anticipate needs
  • Professional presence and confidence in interacting with vendors, contractors, and guests
  • Valid driver’s license and clean driving record
  • Background check clearance required
  • Physically capable of lifting, carrying, and performing hands-on maintenance tasks
  • High level of discretion, reliability, and confidentiality
  • Willingness to live on-property full time in employer provided accommodations
