Overview:
A private family with multiple residences in Northern California is seeking a hands-on, experienced
Live-In Property Manager
to oversee daily operations and maintenance of their newly acquired horse stable property in Brentwood, CA, as well as manage three additional homes in San Jose, Discovery Bay, and Bodega Bay. This is a full-time position for a dedicated professional with a strong background in ranch/property management, vendor coordination, and construction oversight.
The position offers private accommodations in a newly constructed ADU (Accessory Dwelling Unit) on the Brentwood property, separate from the main residence.
Schedule:
•Full-time, with flexibility to respond to property needs as they arise.
•Occasional travel to the other properties (within Northern California).
Key Responsibilities:
Equine & Ranch Management (Brentwood Property):
Daily feeding and basic care of horses on the property.
Oversee stable cleanliness, maintenance, and supply inventory.
Source, hire, and manage ranch hands as needed.
Property Management:
Hands-on management of properties in Brentwood, San Jose, Discovery Bay, and Bodega Bay.
Conduct regular property inspections and ensure proactive maintenance.
Coordinate repairs, upkeep, and improvements for homes, outbuildings, and grounds.
Serve as the primary point of contact for homeowners regarding property needs.
Construction & Project Management:
Oversee the construction of the new and existing projects.
Liaise with contractors, architects, and vendors to ensure timely and high-quality project completion.
Manage construction budgets, schedules, and compliance with local codes.
Vendor & Staff Management:
Source, vet, and manage a network of independent contractors, including handymen, gardeners, and specialized service providers.
Negotiate contracts, monitor performance, and maintain strong vendor relationships.
Supervise onsite staff and ensure smooth daily operations.
Administrative & Operational Duties:
Manage property-related budgets, expenses, and maintenance records.
Oversee security systems, emergency protocols, and seasonal preparations.
Ensure properties are guest-ready and maintained to high standards.
Qualifications:
Minimum 5+ years of experience in property management, ranch operations, or estate management.
Prior experience managing multiple properties and remote sites.
Strong knowledge of equine care and ranch maintenance.
Proven experience in construction oversight and vendor management.
Hands-on, self-motivated, and capable of working independently.
Excellent organizational, communication, and problem-solving skills.
Comfortable with a physically active role involving manual tasks and outdoor work.
Independent contractor only; candidates must have appropriate business licensing and insurance.
Compensation:
Competitive salary commensurate with experience.
