About the Project:

Our long-term client, a prominent US-based family, is embarking on a significant luxury residential project in St. Tropez, France. This multi-year project will involve both extensive renovations and new constructions on their property. We are seeking a seasoned Owner's Project Manager (OPM) with deep expertise in managing large-scale, high-end residential projects within France.

Position Overview:

The Owner’s Project Manager (OPM) will oversee the entirety of this top-tier residential build and renovation project, acting as the primary liaison between our client, the architects, general contractors, subcontractors, and various other stakeholders. The OPM must ensure that the project runs smoothly, on schedule, and within budget while maintaining the highest standards of quality and workmanship.

This position requires fluency in both French and English, a deep understanding of local building regulations, and extensive experience in managing cOPMlex luxury residential projects in France. The OPM will also ensure that all trades and design teams work cohesively and meet critical project milestones.

Key Responsibilities:

  • Manage the overall project from start to finish, ensuring the successful completion of a large-scale luxury residence.
  • Communicate regularly with the client to provide updates on project schedules, budgetary reviews, and key milestones. Formal meetings will be held every couple of weeks.
  • Work closely with a broad team of architects, designers, general contractors, and subcontractors to ensure collaboration and project continuity.
  • Foster and maintain strong relationships with local trade vendors, navigating any logistical challenges.
  • Oversee construction schedules, budgets, and overall project timelines, ensuring all aspects of the project move forward efficiently.
  • Act as a problem-solver, addressing and anticipating potential obstacles in order to keep the project on track.
  • Maintain compliance with all relevant building regulations and French law.
  • Ensure quality control throughout the construction process, paying particular attention to the craftsmanship required for high-end luxury builds.

Project Cost:

  • Client will use cost consultants to work with the General Contractor (GC) on validating pricing, scopes of work, and subcontractor buyout.  The Cost Consultant will prepare and submit financial reconciliation to ownership.
  • The OPM will need to understand pricing and scopes of work, at a high level.  
  • The OPM to be involved in the change order review.
  • The OPM to compile monthly reports to ownership.

Develop and Track Master Schedule for the Project:

  • Client will use an independent scheduler consultant.  They will work with the GC to develop and maintain the project schedule.
  • OPM to attend weekly scheduling meetings and closely track the schedule daily.  
  • OPM to give their input and recommendations during the weekly meetings.

Provide document control oversite management for the Project:

  • OPM to assist GC if people are not responding as timely as needed.
  • GC should be responsible for weekly OAC meetings and should submit meeting minutes, not the OPM
  • OPM not to attend weekly foremen meetings.
  • OPM to clearly define what they do when reviewing a pay application.  This needs to be established upfront.  

Miscellaneous:

  • OPM to be responsible for photo documentation of the site.
  • OPM to monitor and manage owner consultants by addressing outstanding issues and establishing priorities.  
  • OPM to provide hourly labor rates and resumes for each proposed staff member.
  • OPM and ownership should collaborate to develop a project responsibility matrix with streamlined and efficient reporting structures to meet the project goals.  
  • In collaboration with Ownership, identify owner-held scopes of work. These will need OPM involvement in a more PM role.
  • QA/QC should be part of all proposals. 

Qualifications:

  • Must be based in France, no relocation assistance provided.
  • Must be able to work legally in France.
  • 10+ years of experience managing luxury residential projects in France, particularly large-scale renovations and new builds.
  • Proven ability to lead multi-disciplinary teams, including architects, contractors, designers, and subcontractors, ensuring a cohesive and collaborative project environment.
  • Fluency in both French and English (spoken and written).
  • Strong knowledge of French building regulations, standards, and construction practices.
  • Excellent communication skills, with the ability to confidently interact with high-profile clients and project teams.
  • Exceptional organizational skills and attention to detail, ensuring all project phases are meticulously managed.
  • Ability to foresee project roadblocks and proactively address challenges to keep the project on schedule and within budget.
  • Experience managing projects of similar size and scope, with a proven track record of delivering successful luxury builds.
