What You’ll Do

As a Property Manager, you will oversee the hands-on care and daily maintenance of a private residence. Your responsibilities will include supervising household operations, managing contractors, and coordinating repairs. You will ensure the property is pristine, conduct regular inspections, perform minor repairs, and arrange for major repairs. Additionally, you will maintain mechanical equipment, organize storage areas, and ensure the cleanliness of interiors and exteriors, including automobiles. Your role will also involve grounds maintenance, overseeing gardening, and ensuring seasonal areas and equipment are operational.

Household Maintenance:

  • Conduct regular inspections and perform minor repairs; arrange for major repairs with contractors.
  • Maintain all household systems (e.g., heating, cooling, lighting, security, appliances).
  • Coordinate with vendors for IT, audio/visual, and lighting needs.
  • Ensure cleanliness of fireplaces, trash receptacles, garages, attics, and storage areas.
  • Replace light bulbs, maintain supplies, and clean exterior areas.
  • Assist other household staff as needed.

Grounds Maintenance:

  • Inspect and maintain outdoor mechanical equipment and lighting.
  • Oversee lawn mowing, edging, and landscaping services.
  • Ensure sprinkler system and recreational equipment are operational.
  • Maintain outdoor grill and propane tanks.
  • Store and maintain off-season furniture and equipment.

Automobile Maintenance:

  • Maintain cleanliness and service records of vehicles.
  • Arrange for professional detailing and ensure proper paperwork is in each vehicle.
  • Stock vehicles with standard items.

General Responsibilities:

  • Oversee maintenance for all assigned properties.
  • Act as the first point of contact for property operations.
  • Ensure readiness of out-of-area properties for visits.
  • Manage special projects and construction work.
  • Solicit competitive bids and provide status updates.
  • Develop and manage the property team.
  • Plan and implement innovative solutions for property challenges.
  • Coordinate various services (e.g., exterminator, trash removal, lawn maintenance).
  • Maintain accurate records and contact lists for vendors.
  • Assist with holiday decorating and special events.
  • Maintain positive relationships with family members and staff.
  • Perform special projects and errands as needed.

What You’ll Bring
You should have 7+ years of property management experience to excel in this role; former leadership experience is preferred. You must be mechanically inclined and have experience in ground maintenance, power tools, and small engines. A general knowledge of household maintenance trades, such as mechanical, plumbing, electrical, and HVAC, is essential. You should be knowledgeable about landscaping care, including lawns, trees, and shrubs. We are looking for a responsible, dedicated, and self-directed individual with the highest integrity. You should be organized, reliable, and positive in attitude, demonstrating pride in the service you provide. Maintaining confidentiality and collaborating with a team to provide exemplary service is crucial. A valid driver’s license is required for this position.

Physical Demands:

  • Required to wear appropriate employer-provided safety equipment in the performance of the job.
  • Ability to lift fifty (50) pounds; occasional lifting up to eighty (80) pounds.
  • Ability to stoop, bend, kneel, climb, and remain standing on feet for lengthy periods of time.
  • Ability to safely operate power machinery and tools.
  • Ability to work outdoors in all types of weather conditions.
