LIVE-IN PROPERTY CARETAKER / PROPERTY MANAGER A private family seeks an experienced and hands-on professional to assist with the management and maintenance of their main 15,000 sq. ft private residence w/guest houses and a 2nd residence in NEWPORT, RI. Able to work autonomously and make high-level decisions and minimize outside influences impact on Principal(s) and act as point person on daily estate matters.
The ideal candidate must be outgoing, energetic, discreet, with experience working in private households. Must be self-motivated, self-driven, no job is too big or too small, very hands-on, and willing to go above and beyond to get the job done. This person should have intermediate knowledge of household exteriors and interiors, ability to work at heights on occasion and the mobility and flexibility to navigate tight spaces and lift and carry heavy objects (at least 50 lbs.). Comfortable with being on your feet for long periods of time. Experienced with hand and power tools.
Provide direct supervision (including screening and overseeing) of outside vendors, contractors, construction and renovation projects, maintenance of grounds, autos, etc. Review, negotiate, and approve invoices for utilities and services provided by vendors on the property across all residences. Serve as the sole point of contact for contractors and external service providers.
Highly organized with ability to manage multiple tasks, strategically prioritize, and analyze risks and opportunities. Dedicated to responsibilities; above and beyond attitude with the ability to work both independently and as part of a team. Work directly with the Principal(s)to plan and execute the overall management of the property and service. Able to anticipate next steps by thinking creatively, solving problems, and taking the broad perspective to make the Principal(s) lives easier.
Oversight of all deliveries; and primary point-of-contact for renovation projects and general maintenance of residences. Understanding of home automation systems (entertainment, lighting, security, etc.) An intermediate knowledge of mechanical systems and maintenance routines for HVAC, Wi-Fi, oil fired heaters, hot water, floor heating, and water circulation pumps. Familiar with FloLogic, an automatic main water shutoff plumbing monitoring system and Lutron and LED lighting systems. Hands-on duties such as pressure washing, daily checking mechanicals and controls systems in addition to snow removal, and maintenance to landscape lighting and irrigation.
Conducting inventory procurement of household supplies as needed, including grocery shopping, and personal items. Always keeping properties guest-ready (interior and exterior). Running errands and adhering to special requests as needed. When housekeeping staff is not available, assist with all aspects of general housekeeping and daily cleaning of residence: vacuuming, dusting, sanitization, making beds, dishes and garbage disposal, etc.
Safely drive principal and guests to and from destinations including offices, appointments, meetings, airports, events, assisting with luggage and packages, opening doors. Caring for all vehicles including cleaning the exterior and interior, checking for engine oil, inspection, washing, registrations, insurance, and always ensuring the pristine condition of the vehicles. Additional care of snowblower, air compressor, and a backup diesel generator is necessary.
REQUIREMENTS: On call for 24/7 and able to perform small repairs and handle things personally but also can identify when the task requires outside vendors and will do what it takes to provide a concierge level of service.
A minimum of 3-5 years relevant work experience with Private Families and Individuals
Demonstrate an understanding of complex physical house systems (lighting, heating and cooling, security), including “smart home” systems
Excellent computer skills required, including Word, Outlook, Excel, Internet and e-mail
Excellent references from current and previous positions
Experience supervising household staff and working with service staff and other outside vendors
First-Aid/AED training a plus
Must be willing to submit to a drug test and background check
SCHEDULE: Monday thru Friday, must be flexible to work weekends as needed by Principal(s). Must be available after hours in case of an emergency. The owner is on site in season (May/June - September/October).
COMPENSATION: Negotiable, along with room and board, car and more.
